Introduction to the CAM Module

Common Area Maintenance (CAM) is a standard feature of commercial NNN and gross leases. As a property manager, you collect estimated CAM payments from tenants each month, then perform a year-end reconciliation to compare actual expenses against what tenants paid. The difference — the "true-up" — results in either an additional invoice to the tenant or a credit.

What the CAM Module Does

The Mocha Manage CAM module automates this entire workflow:

  • Configure CAM settings once at the property level.
  • Log expenses throughout the year as they occur.
  • Review the CAM Reconciliation Report at any time.
  • Finalize reconciliation at year-end to auto-generate true-up invoices.
  • Send itemized statements to each tenant.

📝 Note

The CAM module is available on Commercial, Mixed Use, and Industrial property types. For Mixed Use properties, CAM applies to the commercial leasable SF only.
